Vancouver Specials, carports, additions, sundecks: low-slope roofs live and die by seam quality, drainage and parapet flashings. We build two-ply Soprema systems the way the manufacturer specifies.

Why two-ply torch-on, not rolled asphalt.

SBS-modified two-ply membranes are the coastal BC standard for a reason:

  • Redundancy. Two independent waterproofing layers. A puncture in one rarely becomes a leak through both.
  • Flexes with weather. Modified bitumen handles our freeze-thaw swings without cracking like old built-up roofs.
  • Heat-welded seams. Torched seams fuse into one membrane; there's no adhesive joint to let go in year eight.
  • Walkable finishes. Granulated cap sheets and walkway pads handle foot traffic on decks and over-garage access.

Every flat roof we build starts with the question "where does the water go?" Positive slope to drains, scuppers or overflow paths comes before any membrane is lit. Ponding water cuts membrane life roughly in half, which is why we re-slope with tapered insulation rather than membrane over puddles.

Flat roof questions

How long does a two-ply torch-on roof last?
25 to 35 years when installed to spec with good drainage. The granulated cap sheet shields the membrane from UV, and periodic inspection of seams and flashings keeps small issues small.
My flat roof ponds after rain. Is that a problem?
Yes, standing water more than 48 hours after rain is shortening your roof's life. Sometimes the fix is drainage adjustment; sometimes it's tapered insulation at replacement time. We assess during inspection.
Can you repair just the leaking section?
Often yes, if the base membrane is still sound. Repairs use compatible modified-bitumen material heat-bonded in, not caulking over a symptom.
Are torch-on roofs a fire risk during install?
With trained crews, no. We use propane torches daily under strict procedures, protect exposures, and inspect before leaving. It's standard practice for certified installers.
What about living roofs or cool roof options?
Both are possible assemblies on low-slope homes. Ask during inspection; feasibility depends on structure, slope and budget.
