Replacement. Most skylight calls are 20-year-old acrylic domes that have yellowed, cracked or started seeping. Swapping to a modern glass unit transforms both the look and the reliability. If your roof is being replaced anyway, this is the moment: same mobilization, best pricing.

New installation. Adding a skylight means framing an opening, reframing around rafters, routing any wiring and building the shaft. We plan it with you: which room, which slope, fixed or venting, blind options, and exactly where the light lands through the seasons.

When a "leaky skylight" isn't the skylight.

Roughly half the leaking skylights we inspect are actually leaking around the skylight: failed flashing cement, missing step flashings, or condensation running down a cold shaft. Slathering more sealant on top never fixes those.

We open up properly, diagnose the real path, and either rebuild the flashing per manufacturer spec or tell you honestly that the unit is at end of life and replacement is cheaper than another patch cycle.

How much does skylight replacement cost?
A typical fixed-glass replacement including unit and proper flashing usually runs $1,800 to $3,500 installed depending on size, roof type and access. Venting and solar models run higher. We quote before starting.
Can you add a skylight to an existing room?
Usually yes, subject to rafter layout, plumbing or wiring in the bay, and attic shaft feasibility. We verify all three during inspection before quoting.
My skylight leaks every winter. Repair or replace?
If the unit is under about 15 years and the leak is flashing-related, a proper re-flash often solves it. Yellowed cracked acrylic domes and fogged double-glazed units are end of life; replacement wins.
Do skylights make rooms colder in winter?
Modern glass units with Low-E coatings and argon perform close to a good wall window. Placement matters more than anything; we position for light gain without heat loss headaches.
Will a skylight work on my flat roof?
Yes, curb-mounted units exist precisely for low-slope roofs and pair naturally with our torch-on detailing.
