Flashings & Penetrations

Chimneys, plumbing vents, skylights and wall transitions. Failed flashing sealant is the number one leak source in BC homes.

Valleys & Eaves

Where two slopes meet, water concentrates. Rusty valley metal or clogged eaves back water up under shingles.

Wind-Lifted Shingles

Straight-line winds off the Fraser lift shingle tabs and break their seal. One storm can open seams you won't spot from the ground.

Nail Pops & Fasteners

A raised nail works its way through the shingle above it over a season or two. Small hole, big stain.

Attic Condensation

Not every "roof leak" is the roof. Poor ventilation condenses on cold sheathing and drips. We inspect the attic before quoting anything.

Flat Roof Membranes

Blisters, open seams and failed parapet detail on torch-on systems. We patch Soprema systems to spec so patches hold.

A large share of our repair calls end without a full replacement quote, because the roof doesn't need one. If a $600 flashing rebuild buys you five more years, that's the advice you'll get.

How much does a roof repair cost?
Common repairs (flashing reseal, shingle replacement, vent boots) typically run $350 to $900 depending on access and materials. Larger structural or membrane repairs are quoted after inspection. You approve the price before we start.
Do you charge for leak diagnosis?
We charge a modest inspection fee for standalone repair calls, credited against the repair if you proceed. Full free inspections apply when replacement is on the table.
Can a leak be fixed in winter or rain?
Often yes. Interior-side triage and temporary sealing happen any day; permanent exterior repairs need dry windows, which Fraser Valley winters still offer between systems.
Will my insurance pay for the repair?
Only if the cause is sudden and accidental per your policy. Storm and impact damage often qualifies; wear and tear doesn't. Our photo report gives your insurer exactly what they ask for.
How long does a repair last?
A proper repair matched to a healthy roof lasts years. A repair on a roof at end of life buys time, not decades. We tell you which situation you're in before taking your money.
