Metal roofing questions

How much does a metal roof cost in BC?
Standing seam on a typical single-family home generally runs $25,000 to $50,000 depending on complexity; exposed-fastener panels land well below that. We quote fixed prices after inspection so there's no guessing.
Is a metal roof noisy in the rain?
No, not with a proper assembly. Solid decking and underlayment mean interior rain noise is comparable to shingles. The "barn roof drumming" only happens on bare purlin installs, which we don't do on homes.
Will it rust in coastal air?
Not with modern finishes. Galvanized or Galvalume steel with Kynar-class paint systems is engineered exactly for marine-adjacent climates like the Lower Mainland.
Can metal go over my existing shingles?
Technically possible on some homes, but we usually recommend tear-off so we can inspect decking, fix ventilation and flash properly. Manufacturer warranties are stronger with full system installs.
Does hail or falling branches dent it?
Standing seam steel is highly impact resistant. Minor cosmetic denting from severe hail is possible but rare here, and it doesn't affect performance.
